Quantity Surveyor

We’re seeking an experienced and commercially focused Quantity Surveyor to join our in-house team. You’ll play a critical role in controlling costs, managing budgets, and ensuring each development delivers strong returns. From early feasibility through to final account, you’ll work closely with our development and delivery team to value engineer solutions, monitor contractor performance, and safeguard the financial success of each project.

Development Manager

As a Development Manager at 21 Living, you’ll be responsible for driving forward multiple residential development projects, coordinating all aspects of the delivery process while ensuring commercial performance, programme integrity, and brand alignment. You’ll work closely with internal teams, contractors, consultants, and local authorities to bring projects to life — on time, on budget, and to a standard that reflects our brand.

Site Manager

As a Site Manager at 21 Living, you will be the driving force on-site, responsible for ensuring our residential developments are delivered on time, on budget, and to the highest quality standards. Working closely with the Development and Commercial teams, you’ll manage day-to-day site operations, coordinate subcontractors, and maintain programme momentum from groundworks through to handover. You’ll take ownership of build quality, health and safety compliance, and ensure the site reflects the brand standards 21 Living is known for. This is a hands-on role suited to someone who takes pride in precision, holds a strong technical knowledge base, and can confidently lead teams to deliver exceptional results.

Project Manger

As a Project Manager at 21 Living, you’ll be responsible for overseeing the successful delivery of multiple residential development schemes, acting as the key link between consultants, contractors, and internal stakeholders. Your role will centre on maintaining control of programme, cost, and scope — ensuring each project progresses efficiently from pre-construction through to practical completion. You’ll drive team coordination, risk management, and reporting, ensuring clear communication across all parties and alignment with strategic goals. This role is ideal for someone with a proactive mindset, strong technical knowledge, and a proven ability to manage delivery across several live projects simultaneously — without losing sight of quality, programme, or commercial outcomes.

Contract / Operations Manger

As a Contracts / Operations Manager at 21 Living, you will oversee the operational delivery of multiple live construction sites, ensuring each project meets the company’s standards for quality, programme, and budget. You’ll be responsible for managing contractor performance, monitoring site progress, and resolving delivery issues before they impact timelines or cost. Working closely with the Site Managers, Quantity Surveyors, and Project Managers, you’ll ensure clear communication, efficient resource allocation, and consistent execution across all developments. This is a pivotal role that bridges strategic oversight with on-the-ground delivery, ideal for someone with strong construction knowledge, commercial awareness, and a calm, solutions-focused leadership style.
